Welcome to the February edition of Property Talk.

This month, I touch on long term maintenance & upgrade plans for your investment property.
In light of the news this week regarding the Healthy Homes Act, as was anticipated –  it’s important to include the new standards required in long-term maintenance planning, given they come into force in April 2021.

The key points are, all rental properties must:

  • There must be fixed heating devices, capable of achieving a minimum temperature of at least 18°C in the main living room
  • Draughts need to be stopped & unused chimneys blocked
  • Kitchens and bathrooms need ventilation via extraction fans
  • Homes with basements/subfloors must install a ground moisture barrier to prevent moisture rising
